In the latest episode of the “Passive Investing from Left Field” podcast our host, Jim Pfeifer, sat down with real estate mogul, Ken McElroy.
In a rapidly evolving multifamily landscape, seasoned investor Ken McElroy offers invaluable wisdom gleaned from decades of experience. As the co-founder and CEO of MC Companies, a national multifamily investment firm with over 9,000 units spanning Arizona, Texas, and Oklahoma, McElroy has weathered numerous market cycles and emerged with a keen understanding of what it takes to succeed.
The Vertical Integration Advantage
One of the hallmarks of McElroy’s approach is vertical integration, a strategy that has become increasingly popular among multifamily operators. By maintaining in-house property management, development, construction, and ancillary services, MC Companies can swiftly adapt to changing conditions and ensure optimal performance across their portfolio.
“I love going down the hall,” McElroy explains. “I love having that in-house because I can move the needle fast.”
This level of control and agility is particularly crucial in turbulent times, enabling McElroy and his team to proactively address challenges and seize opportunities as they arise.
Navigating the Economic Headwinds
With inflation running hot and the Federal Reserve raising interest rates at an unprecedented pace, the multifamily industry is facing significant headwinds. However, McElroy sees a silver lining in the current turmoil, asserting that the ongoing supply-demand imbalance will ultimately drive rent growth and price appreciation.
“The market is down at least 30% on everything,” he acknowledges. “So you have to make all that back, and so what’s going to do that? It’s not just interest rates; it could be cap rates and supply. That’s why I think the next 18 months are going to be a rough road.”
Yet, McElroy remains bullish on the long-term prospects of the multifamily sector, citing the acute housing shortage and the impending surge in demand as the current supply pipeline dwindles in the latter half of 2025 and beyond.
Vetting Operators in Challenging Times
The recent economic upheaval has exposed operational weaknesses in some multifamily operators, leading to capital calls and distribution cuts – even among those with extensive track records. In the face of such challenges, McElroy advises limited partners (LPs) to scrutinize occupancy rates, collection rates, expense management, and the operator’s ability to handle construction and value-add projects.
“True professional management will shine through, and this is the time where people will get exposed,” he asserts. “Lenders know better, and they’re not going to go to a syndicator that cobbled together a management company last year or two years ago.”
McElroy’s words underscore the importance of partnering with experienced, vertically integrated operators who possess the depth of expertise and operational excellence to navigate turbulent waters successfully.
Lessons from a Seasoned Investor
Throughout his illustrious career, McElroy has learned invaluable lessons that have shaped his investment philosophy. One standout lesson is the importance of “staying in your lane” and resisting the temptation to venture into unfamiliar territory, no matter how enticing the opportunity may seem.
“You start to realize you get that Superman complex like, ‘Oh, things are going so well,’ but it’s really the market. It’s not you at all,” he reflects. “Once you start to realize that, it eliminates all this distraction, and it really makes you focused on what you should be the best at.”
By adhering to his core competencies and maintaining an unwavering commitment to multifamily investing, McElroy has built a formidable enterprise that continues to thrive amid ever-changing market dynamics.
As the multifamily industry navigates uncharted waters, Ken McElroy’s insights serve as a beacon of wisdom for investors seeking to weather the storm and capitalize on the opportunities that lie ahead. His emphasis on vertical integration, disciplined underwriting, and a relentless pursuit of operational excellence resonates as a masterclass in multifamily investing – a testament to the power of experience, adaptability, and an unwavering commitment to excellence.
